ADU Investment Key Points

  

  • Rental Income Potential: Depending on location, additional rent could range from $3,000 – $5,000+ per month.
  • Size & Floor Plans: Options range from 1 bed/1 bath, 2 bed/2 bath, to 3 bed/2 bath, with sizes from 500 sq. ft. to 1,200 sq. ft.
  • Build & Installation Timeline:
    • Factory Build Time: 45 days
    • On-Site Installation: ~2 weeks
    • Total Timeframe: 60–75 days until move-in ready
  • Foundation & Ownership:
    • Our ADU foundations qualify as a permanent foundation.
    • ADUs are sold with the land, meaning the lot typically cannot be split to sell the ADU separately.
  • Legal & Zoning:
    • In California, ADUs are allowed if there is available space.
    • Site access is crucial – alley, back, or side road access is ideal. If needed, fences can be temporarily removed or a crane can be used as a last resort.
    • A site assessment will be done once the deal is in progress, but initial measurements can be reviewed online.
  • Turn-Key Solution:
    • Permits: We handle the permit process, but the investor covers the permit fees, which vary by location.
    • Utilities:
      • Separate metering is possible at an additional cost.
      • If the existing electrical panel isn’t sufficient for a 100-amp sub-panel, an upgrade will be required (not included in base pricing).
      • If separate utility bills are needed, investors must consult their utility company for costs.
  • Financing & Payment:
    • 75% deposit required to begin construction and site preparation.
    • Investors can use a home equity line of credit (HELOC) or refinance to fund the ADU.
  • Property Capacity:
    • A maximum of two units per property is allowed. If it's an empty lot, two ADUs can be placed.
  • Solar Considerations:
    • All ADUs are 100% electric with no gas.

    A solar-ready roof can be added at an additional cost if requested upfront. Solar is highly beneficial for reducing energy costs, especially with all electric houses.
